This mixed use project is adjacent to the Gateway Landing apartment community and Phase 2 of the Gateway master plan. This development consists of 3 “flex” buildings totaling 75,360 S.F. (29,400 S.F., 22,980 S.F. and 22,980 S.F. respectively) intended for office, retail/warehouse and/or services. Per town code, 318 spaces have been provided for tenant and customer use. Work performed includes site plan, utility plan, grading and erosion and sediment control plan, landscaping, lighting, truck turning radius calculations for loading docks and truck movement, stormwater management, stormwater pollution prevention plan (SWPPP) and SWPPP inspections per NYSDEC General Permit requirements. No NYSDOT permitting was required for this project. The project was designed within the confines of jurisdicational wetlands.
